Moving house has long been noted as one of the most stressful times in our lives, so why make the process longer than it needs to be? Staging has long been proven to have a positive impact on buyers, it helps visualise the property as a future home, it distracts from minor needed renovations as well as selling faster and for a better price! Staging a home isn’t a big upheaval, depending on the size of the property, a couple of days is usually enough, we will use the owners own furniture where possible however we do have furniture to rent if the property is empty.

Project 1

This property was a historical building in an historic town, it should have sold quickly, but it didn’t. Viewers were overwhelmed by the chaotic presentation and found it impossible to see past it. The owners were on the verge of dropping the price by tens of thousands, before being introduced to us. It took us only a couple of days to put this property in order and to create living spaces any viewer could imagine themselves within. It was such a fun project, the property itself was used as a holiday home, stored with lots of amazing items of furniture and deco for us to discover and rearrange into more harmonious living spaces. Our goal was to give each room a clear function, and it worked, within a matter of weeks the property had sold, for the full asking price!

This project was done for an estate agent who wanted to create an inspiring working environment for their employees and clients alike. Working together we created moodboards to establish what “look” they were aiming to achieve and in-keeping with our ethos, every item was sourced second hand and in some cases up-cycled, in-keeping with our vision.

Project 3

This is staging mixed with sourcing, and this time it wasn’t to sell. An overseas family had bought this property as a holiday home, but didn’t want to spend all their holidays looking for furniture and decorating the property, so they employed us to get it “holiday ready”. They loved the idea that we would use what we could from the house, up-cycling items and buying second hand, not only is this better for the environment, but also better for the pocket!

Project 4

This property had been on the market for over two years with multiple agents to no avail, it was then taken off the market before reinstating with only one agent who offered the vendors my homestaging service as part of an exclusivity deal. Within a matter of weeks the property had sold. Like the majority of our projects, we work with what is readily available in the property. We identified what the problem areas were; like too much furniture, too many ornaments or too many colours. We then worked to rearrange the furniture, taking down bright wall hangings and changing the bedding for neutral colours, thus creating a fresher more harmonious feel. We do not redecorate, in terms of painting the property, which helps to keep the overall cost down.

Project 5

This property while in a desirable location, was a tricky sale, not just a simple renovation/ modernisation, but completely reconfiguring and blending what was originally two houses into one. We needed to give this property function and create modern living spaces that worked for everyday life. The goal with this property, and with any of our staging properties, is to get as many viewings through the door, to fully appreciate the space and visualise themselves in it. It goes without saying that the more people through the door, the greater the chances of a sale.

This property had been on the market with multiple agents for over a year with only a few viewings, before being taken off the market for staging and re photographing. Within the first couple of weeks after relaunching onto the market, it had more viewings than in the entire previous year, this is always the goal with staging, the more people through the door, the greater the possibility of a sale.
